As part of the Renters’ Rights Act, the government is introducing a new national Landlords Register — officially the “Register Your Rental Property Service” — requiring every private landlord in England to register themselves and their properties on a central database.
The service opens nationally in December 2026, with different regions called forward to register on a rolling basis. For landlords here in Yorkshire and the Humber, the registration window opens in April 2027, giving landlords in our region until mid-July 2027 to get registered.
Once live, landlords will need to provide details covering themselves, their properties, tenancy information and safety documentation, including gas and electrical safety certificates and EPC data. There’s an annual registration fee per property, and failing to register on time can lead to significant penalties, so it’s not something to leave until the last minute.
The good news is there’s no need to do anything just yet. We’ll be in touch with all our landlord clients well ahead of the April 2027 window with clear guidance on what’s needed and how we can support you through the registration process, so you can be confident everything is in order in plenty of time.
